A: Labor prices are always very tight. Which is why you don’t see Carpenters living in the same neighborhoods as Doctors and Lawyers. Material costs have actually gone UP! Very few material costs have come down in pricing. What have come down are profit margins. Another reason why it is very important to use Lanni Construction for your construction needs.
Q: How much does it cost to build a 3 bedroom, 2 bath home with a 2, car garage?
A: We are asked this question very often. If you were to buy a new 4-door car, you would find that the price varies greatly based on options and models. A Toyota Corolla 4 door meets the original request but costs much less than A BMW 760 Li. Homes can vary greatly in price depending on finishes, furnishings, site conditions and type of construction desired. We will work with you to price out a home that will meet your needs and budget.
Q: How much will fill cost for our project?
A: Fill material expenses can vary with every building site. Fill, is not a substantial expense in the overall construction budget.
Q: How do you control costs?
A: During the pricing process of the project, a construction budget is created based on specifications and site conditions. During the construction process, subcontractors are locked into a contract for a fixed sum for their services or products. We employ a three-step safe guard issuance plan for every phase of the project. We start with pre-construction meetings and then track performance while anticipating any future challenges. Every effort is made to save money without: reducing quality, adding time and sacrificing durability.
Q: What is your standard warranty?
A: We offer the typical one-year labor warranty and pass on all material warranties to the Client. Typically if something develops over the years of service, we want to know and we will work with you to correct the situation. We stand behind our projects.
Q: We have several friends that work in specific trades. Will you work with them and allow them the opportunity to bid our job?
A: Of course. All subcontractors must go through our qualification process. They must also be licensed, have liability and workman’s compensation insurance.
Q: I've never done this before. Where do I start?
A: With a simple phone call. We will set up an appointment; visit the potential project site and work on giving you an estimate for your project. There is no fee for the initial consultation.
Q: I don’t have a design, but I have an idea of what I want. Can you help me?
A: We have several very talented Architects that can take your dream and turn it into construction drawings. We work along with them during the design process. |
